The Planning Process

 

1Initial Consultation/Feasibility Study

A feasibility survey will enable me to get an idea of the limitations to your development. With this I will be able to offer you expert advice on how to proceed and succesfully attain planning permission. The first stage of the planning process is to determine if the proposals are feasible. I will conduct a FREE Feasibility Survey into my clients proposals to determine whether it is likely to gain planning permission.The following matters will be considered:

  • Determining your Permitted Development Rights (Under The Town And Country Planning Order 2008)
  • The potential for development under Full Planning Permission
  • Local Authority Regulations, Policies and Targets
  • Local Precedent (if any)
  • Conservation area Restrictions
  • Neighbours objections
  • and more...

After the initial free site visit, I will provide you with a fixed price quotation for each of the following stages.

2Site Survey

Once instructed I will visit the site to perform a full site measured survey, measuring, photographing and inspecting your property structural features.

3Design & Development (Planning Drawings)

After the site survey is carried out I will prepare your Planning Drawings. Although the drawings that are required vary between each project, they will mostly require the following drawings:

Planning Drawings (Existing)

    • Front Elevation
    • Rear Elevation
    • Side Elevations
    • Floor Plans
    • Roof Plans
    • Site Plan

Planning Drawings (Proposed)

      • Front Elevation
      • Rear Elevation
      • Side Elevations
      • Floor Plans
      • Roof Plans
      • Site Plan

4Application Submission

Once you are happy to proceed, your application can be submitted. An application will require:

  • The Original and 3 copies of a completed and dated application form.
  • Rear Elevation
  • The Original and 3 copies of the plan which identifies the land to which the application relates drawn to an identified scale and showing the direction of North
  • The original and 3 copies of other plans and drawings or information necessary to describe the subject of the application
  • The Correct Council Fee
  • The original and 3 copies of a design and access statement
  • The original and 3 copies of a design and access statement
  • The original and 3 copies of the completed, dated Article 7 Certificate

I will prepare all copies of these documents and drawings for you, and then submit the application on your behalf.  You can monitor the progress of your application through your local planning authority website, which will automatically send you email reports when there are any updates to your application.  PLEASE NOTE: Planning  approval can take upto 8 weeks!
