Planning Fees

Below are the associated fees for up to the ‘Planning Submission’ stage.

Single Storey Extensions

Single Storey rear, front or side extension(s) - from £400 + Council Fees

Double Storey Extensions

Double Storey rear, front or side extension(s) - from £500 + Council Fees

Loft Conversion

With or without dormer(s) - from £400 + Council Fees

Garage Conversion

from £400 + Council Fees

Basement Conversion

from £400 + Council Fees

Single Storey + Loft Conversion

from £700 + Council Fees

Double Storey + Loft Conversion

from £800 + Council Fees

Other

For any other projects/building works, fees will be confirmed at the initial meeting.

New Build

3% based on estimated construction costs. These fees are for a typical project and will be confirmed at the initial meeting if applicable to your project. For some more individual projects, a fixed fee quotation can be provided following the initial consultation.

  Please Note:

  • Our fee includes for carrying out any minor amendments requested by the planning authority.
  • Our fee excludes dealing with planning conditions.

Fee Payment Terms

Upon your initial acceptance, an instruction deposit is for 50% of my fee is due, with the subsequent 50% plus any excluded costs due for payment prior to submission of the planning application.

Council Fees

A typical planning application fee for a house extension is £ 150

Lawful Development (permitted development application) fee is £ 75

All payable to the local authority.
